5 Tips to be an Outstanding Airbnb Host
As an experienced Airbnb management company, we have seen many properties over the years and worked alongside numerous Airbnb superhosts. There’s no doubt, good reviews make for good sales – but in today’s competitive market, how can hosts ensure success?
We asked one of our founders, Lisa, for advice on her best tips for being the greatest host you can possibly be. So, here’s how to make yourself stand out with your Airbnb, sourced directly from one of the people who understand it more than most:
1.First Impressions
As simple as it may seem, cleanliness and hygiene are distinguishing factors for Airbnb homes.
According to Airbnb data, a clean property can lead to glowing reviews, but a lack of cleanliness is one of the top reasons for a negative review. Keep your place sparkling clean and you’re more than halfway there.
2. Leave small explainer notes for equipment.
After a long day, guests will likely want to relax in front of the TV. Make sure they can turn it on! The same goes for coffee machines, cookers and other items that people often find confusing.
3. Be flexible with check-in and check-out time.
If people get stuck in traffic, have a late flight, or encounter any other unforeseen issues as they travel show them flexibility. They will remember and appreciate this and it will likely lead to repeat bookings.
4. Always do a bit more than you promised in the listing.
It’s all in the details. A vase of fresh flowers on arrival or a pint of milk and t-bags so guests can have that long-awaited cuppa when they arrive will be much appreciated.
5. Decorate your Airbnb with interesting art, furniture, and bedding. Unusual or quirky décor or features will make for a memorable stay. A lot of hotels have very standardised bedding and decorations – make your space unique.
